Renter Qualifications

At KRG Property Management, we require that every person 18 years of age or older who will be living in the house fill out an application. We take the application process seriously and will verify the information provided. Any false information will constitute grounds for denial. Identification Requirements

At KAM Realty Group, we take rental fraud prevention and protection of personal information seriously. That's why we have implemented a simple and secure identification verification process for all our rental applicants. As part of our rental application process, all applicants are required to provide valid government-issued photo identification. In addition, we ask that applicants provide their Social Security Number (SSN) or Individual Taxpayer Identification Number (ITIN) for identity verification purposes.

Income Requirements

At KAM Realty Group, we understand how important it is to find a rental property that fits your budget. That's why we have income requirements in place to ensure that all applicants can comfortably afford their monthly rent. To meet our income requirements, the combined income for all household applicants must equal no less than 3 times the monthly rent amount. All applicants must provide verifiable documentation to prove their gross income. This includes pay stubs, offer letters, tax documents, award letters, court documents, bank statements, and such other documents.

Credit Requirements

At KAM Realty Group, we take great care to ensure that our tenants are financially responsible and able to pay rent on time. As part of our credit screening process, we work with Transunion to perform a soft credit pull which does not impact your credit score. Our standard security deposit is based on a household average credit score of 640 and above. We require an additional deposit amount for average household credit scores between 530-639. Rental History Requirements

As a prospective tenant of KAM Realty Group, we require you to provide a rental reference confirming a 12-month rental history from a 3rd party landlord. This helps us ensure that our rental properties remain in good condition, and that we maintain a high standard of living for all of our tenants. Please note that applicants with a rental history that includes more than 3 late payments in a 12-month period, lease violations, property damage, unauthorized tenants or pets, or prior evictions (whether filed or enforced) will not be accepted. Criminal Screening Requirements

We understand the importance of ensuring a safe living environment for all. Our screening process allows us to carefully evaluate each applicant and make informed decisions based on their criminal background. Please note that any individual required to register as a sex offender will automatically be denied. Additionally, criminal convictions related to fraud, physical violence against a person or property, or those related to the manufacturing and/or distribution of a controlled substance, may also result in a denial of the application.
